Price Increases Sweep the Building Materials World

Famed English comedian Les Dawson once observed, “The way prices are rising, the good old days are last week.”
Perhaps more than most, the building materials industry can empathize with this notion. Especially now, as tariffs, military conflict, oil concerns and supply chain disruptions are conspiring to raise prices even higher.
Read on for a snapshot of how companies are responding amid ongoing instability.
Roofing
Owens Corning said it's reducing a tariff surcharge (to reflect a corresponding reduction in applicable tariffs), while also announcing an increase of 5 to 9% on all mechanically attached and self-adhered synthetic underlayment products for shipment on or after May 11, 2026.
IKO is announcing a price increase, effective April 23, 2026, on the following products:
- TPO and TPO Accessories Up to 7%
- ISO Up to 8%
- Adhesives, Primers and Sealants Up to 10%
- Other Accessories 5%-7%
Karnak writes:
Due to recent events affecting oil supply, the cost of asphalt, solvents and other raw materials has unprecedentedly increased. KARNAK will implement another price increase of 1%-6%, effective April 6, 2026, on the following products. This increase is cumulative and in addition to the March 2nd price increase announcement.
- All Black Goods (Asphalt Cements (13, 18, 19, 19 Ultra, etc.)
- Asphalt Primers (108, 112, 118 etc.)
- Asphalt Emulsions (100, 220, 920)
- Aluminum coatings (27, 28, 97, 98, 169)
- SEBS Elastomeric Products (502, 502MS)
IKO is announcing a price increase, effective April 23, on the following products:
- TPO and TPO Accessories Up to 7%
- ISO Up to 8%
- Adhesives, Primers and Sealants Up to 10%
- Other Accessories 5%-7%
OMG Roofing Products writes: "Due to the ongoing inflationary pressures affecting labor, raw materials, and global logistics, OMG is implementing the following pricing adjustments, effective April 20, 2026:
- 5–13% Increase: All plates, fasteners, and metal products
- 7–15% Increase: All adhesive products
GAF is implementing price increases for the following commercial products.
- TPO membranes & accessories: 5%-7%
- PVC membranes & accessories: 5%-7%
- Asphaltic rolls & accessories: 6%-8%
- Adhesives, primers, sealants & caulks: 8%-10%
- All other accessories: 3%-5%
Additionally, freight surcharge increases effective April 16, 2026 due to the immediate increases realized in diesel fuel costs.
Siding
Cornerstone Building Brands is bumping up PlyGem prices. "Effective May 1, 2026, we will be implementing up to a 6% price increase on vinyl siding, soffit and accessory collections. New price sheets will be distributed soon, with all pricing effective for products shipped on or after May 1, 2026." (CBB also announced that effective June 1, Vinyl Windows and Doors will increase of 3%–6%, while Aluminum Windows and Doors will increase of 5%–8%.)
Westlake-DaVinci has announced a price increase of 3%-8%, effective May 18, 2026, on all products.
CertainTeed says prices will increase up to 6% on the following categories:
- CertainTeed Vinyl, Metal, Soffit and Accessories
- Cedar Impressions
- Rise Composite Cladding
- CertainTeed Millwork
- CertainTeed Restoration Millwork
- PVC Mouldings and Door Solutions (formerly known as Vi-Lux)
- Stone Façade
Associated Materials says for all orders placed on or after May 1, 2026, the following price adjustments will apply: 5% on vinyl siding, soffit and accessories, 4% on premium composite cladding and accessories, and 5% on shakes & scallops and insulation.
Westlake Royal Building Products:
"We are announcing a price increase on all vinyl siding, shake, soffit and accessories including mounts, vents and shutters for our customers effective Monday, April 27, 2026."
The following products will be subject to the price increase:
- All Vinyl Siding 6%-8%
- Insulated Siding 6%-8%
- Portsmouth Shake 6%-8%
- Foundry Specialty Siding 6%-8%
- All Soffit styles 6%-8%
- All Vinyl Siding Accessories 6%-8%
- Shutters, Mounts and Vents 6%-8%
Paint
Industry giants Sherwin-Williams and Pittsburgh Paints Company both released letters announcing price hikes this week (with both effective as of May 1). Sherwin landed on a 9% price increase on paint products and an 18% lift on bulk solvent products, thinners and reducers.
Pittsburgh, meanwhile, announced an 8% price increase on paints, coatings and stains. Prices are also going up 4% on sundries, while prices for solvents could rise anywhere from 10% to 18%.
Inland Coatings will increase prices on the following products, effective April 20, 2026:
- SEBS 6%
- Silicone 6%
- Urethane 8%
- Acrylic 8%
- Primers & Cleaners 8%
- Repair & Maintenance 8%
- Sealants 5%
- Accessories 5%
Gypsum, insulation, fiberglass and foam
CertainTeed says "All Easi-Lite Gypsum Wallboard Products will increase up to 20%," adding, "All remaining Gypsum Wallboard Products, including Value-Added-Products will increase up to 30%."
Owens Corning is raising prices 8% on Thermafiber Mineral Wool Building Insulation products as of July 1.
ROCKWOOL also announced an 8% increase starting July 1.
Effective May 6, 2026, DuPont will implement a 6% hike on Thermax and Tuff-R insulation products.
Hunter will implement a price increase of 5%-7%, effective April 13, 2026, on Polyiso insulation products. Additionally, freight surcharge increases effective April 1, 2026 due to the immediate increases realized in diesel fuel costs.
Armstrong Ceiling Solutions announced a 5% price increase on all mineral fiber panels and ceiling planks, 7% on all fiberglass ceiling panels and 8% on all suspension systems shipped on or after May 1, 2026.
Cameron Ashley Building Products says: "All major manufacturers and blenders have announced price increases in the range of 8% –12%, with effective dates occurring throughout April and early May. In response to these supplier increases, Cameron Ashley will be implementing a price increase of 8% –12% on spray foam products."
Hardware, metal and steel products
EB Metal US and Super Stud will increase prices by a minimum of 10% on all steel products on May 4, 2026.
ClarkDietrich will be increasing prices on all steel products nationally, including exterior and interior products, effective May 4, 2026.
Gibraltar will implement a price increase, effective March 16, 2026, on aluminum, steel, and import products. Percentage increases are:
- Aluminum Trims & Flashing Products 10%-13%
- Galvanized Steel Trims and Flashings 5%
- Import Items 15%
PlyGem says effective May 1, 2026, a price increase of 15% will apply to all its Performance Metals aluminum products.
